Timberlines are around $90 a square.

Labor and other materials can vary so much, no one could give you a number that is even close to accurate. We need more info.....

Where are you located?
Do you usually pay for quality?
Craftsmanship?
Want a decent warranty/guarantee
Do you want to hire a salesman with a team of subs or hire a real crew that does their own work?
Is it an insurance claim?

Southwest oklahoma insurance claim, one person said 20 dollars per square off and 20 on and I buy the materials i got almost 7000 dollars from the adjuster for 29.67 squares we had a bad storm everyone is busy will there be price gouging. I know about most hing but not reroofing any help and suggestions will be appreciated they paid me 165 per square

 

If the adjusters price and the contractor price differs by much, you are just heading for trouble. Read some of the stories here. Storm damage areas see the worst of it because contractors can get in and out so fast and you never see them again.

$20 off and $20 on.......I know prices are cheaper down there because of all the illegals, but that is absurd. We have gotten more than $40 a square just for new projects for the last 15 years.

It also sounds to me that you are trying to put money in your pocket, which isn't quite legal.

Ive been doing the math and it looks like about at 27.97 per bundle would be close to 90 per square equals 2700 for shingles and 230 for paper about 3000 i guesss for materials. is there a law that says you cant do the work yourseslf or hire laborers is my math about right and how much do contractors charge to rip off and replace just would like advice. I dont want o get ripped by insurance and i dont want to rip insurance i have never filed a claim and i pay good money some of the money was allotted for other damages on the place i appreciate your concern about pocketing money thats not my intentiions I just want to know and understand when a contractor gives my estimates that I have some knowledge of his thinking. they have so many jobs going right now that they can gouge me I want to know all options and understand thier intentions as well thanks for answering

You're thought processes are interesting, flawed, but interesting.
This is what you do.
You call in 3-4 roofing contractors. Ones who do this for a living, not,"two guys with a hammer". That would be the, "one person said 20 dollars per square off and 20 on."
You give them all a spec sheet of the job specifics so they are all bidding on the exact same job. You ask them questions while they are there initially and then you ask them questions when you get the estimate.
If you post pictures of the house and roof, tell us where you live, we can help with the spec sheet aspect.
If you want the, " hammer guys", you're on your own.

Thats exactly what is going to be done, I do appreciate the answers. Its good to have all the ideas a person can get when he has no clue about the process. I will try to take pics and post. your help is truely valued. thats why I look at this post.

Insurance adjuster's use software to make their estimate. Same with a contractor. Overhead, insurance, profit, etc, etc. are all figured in. If estimates are higher than what they give you, you can get the money to fix your house correctly. It is a process, but as long as you don't need any immediate remedies, you have a full year from the claim and can get extensions if necessary. Some will try to pressure you right away because of various reasons they may give you. It's all lies. You have up to two years to get the work completed.

It's not your responsibility to get someone within a certain price range, so don't worry about that.

Get someone local that you trust and you shouldn't have any problems.

 

Plan this better

Hey Chuck, I'm in the same process as you, and 29 squares. The "two guys with a hammer" sounds like the deal that will force you to re-roof in a couple of years. Follow MJW's suggestions instead, they are excellent.

Study your roof and your claim and make a list of concerns. Be as brief as you can. Add the things you'd prefer to have. When you interview roofers, wait for them to address those concerns. The good roofers will inevitably point at them.

Get at least 4 bids. Hire the crew you trust the most. Get referrals, too.

Take advantage of the deadline, but it's time to start the process so that it doesn't loom over you.

Be organized and accurate with expenses. Your insurance most likely will come back to inspect the completed job and will ask for copies of invoices.

Also be aware that it is against the law NOT to pay your deductible. Oklahoma and Texas have specific laws about this. Be aware that if your insurance is asking for certain items to be replaced, that you have to replace them or prove that such a replacement will adversely affect the construction of your home. And in such cases, the insurance ought to retain that portion.

Some more suggestions: Knowledge is power

1) Read this forum, the Contractor's Talk forum and the Roofing Forum. These are very knowledgeable people. THe little things they have already taught me have helped me intimidate scammers.

2) Also read the National Roofing Contractors' Association and Texas Roofing Contractors' Association, the Texas Department of Insurance has a bunch of links and pages filled with information about materials and procedures.

Then you can also Google your timberlines and many roofing companies already state their charges. Some of these could be the companies near your area.
