My house was built in 2000 in Northern Florida. I had to have a patch of roof replaced in 2020 because a sheet of sheathing had rotted, and I have started having mouse issues, making me wonder if openings have developed up there. I have a roofer coming to look things over. The roofer who fixed the problem area said it was caused by a design that caused heavy rains to be funneled into a small area with a lot of force.

The roof is architectural shingles. I have read they should last 25 years, but of course, people who sell products lie a lot, so for all I know, that figure is grossly exaggerated. Does it sound realistic?

I am considering putting in metal, because I have concerns that our government will continue to destroy our savings with inflation to the point where my wife or kids will have a hard time paying for the next roof.

Does metal really live up to the hype? Roofers claim it will last 75 years, but then I was also told LED light bulbs would last forever, and after that, I found myself replacing them after a few months.
 
No personal experience other than what I have observed in my neighborhood.

The metal roofs all survived hurricane Ike, which hit my part of Texas head on.

Cat 4, 140 mph winds.

My house had a fairly new shingled roof installed to hurricane standards, and survived without damage.

But now it's about time to replace my roof.

The metal roof homes are not even thinking about it.

The cost of a shingled roof has tripled since I had my done.

How long do you plan on staying where your at, or will the home be past down?

All I need is another 25 year roof, after that no one in the family wants the house.
 
If designed and installed properly I think you get very close to what they claim.
But a problem do to poor design is a problem with any roof.
Do you have pictures of that area?

I don't have photos of the area, but it was fixed anyway, so it's not a problem. More concerned about the mice and the economics of a new roof.

Inflation is a real concern. On the one hand, one wants to avoid spending unnecessarily with a possible cash collapse coming, but on the other, it's better to spend a big dollar today than a whole lot of tiny ones a year from now. I'd rather spend $50,000 on a steel roof now than spend $125,000 on a shingle roof in 2024.
 
I have a standing seam metal roof on my home.
It can be installed right over sheathing once the old roof is removed.
No fasteners show except at the edges of the roof, seems lock down and are 100% watertight.
 
Asphalt shingles in fla have a shorter lifespan than they do where the sun isn't so intense. When I lived in central fla 30-40 yrs ago cheap shingle roof often needed to be replaced within 10yrs.

I have a 30 yr old 5 V-crimp roof on my house and barn. No maintenance other than periodic painting. The factory painted roof panels don't need to be repainted for 30+ yrs [and then only for looks] They also stay put better in the wind.
 
While steel roofs are very sturdy and will outlast shingle roofs, if you are in an area of potential heavy hail storms (MIdwest for instance) ugly is permanent.
 
They are very good and long lasting if done correctly. Metal shingles or standing seam are the longest lasting , but more money. Just about anyone can put down shingles, not everyone can do a metal roof. Different skill set.
Recommend a commercial flat roofing company who does metal roofing, for greater chance of a quality job. perform routine maintenance semi annually,
