Ductless Mini Split for Cape Cod Style House

Sounds like you were describing my cape. I haven't looked at equipment as yet but have considered the Mini Split option and will probably replace my oil furnace as soon as I (very slowly) complete my deep energy retrofit. I've learned a lot about the problems of a cape, lots of them, and my work has been extensive. But as it has progressed it has been amazing how effective it has been. Once completed it won't need much for heating and cooling.

I like the Mini Split for a cape as it can deliver heat and cooling to only where you need it. But the "how much" can be reduced with changes.

Built in 79 with a full basement which will remain unfinished. I had done some air sealing around the rim and found 1" gaps wide open above 4 basement windows. That answered part of the question as to where the mice were getting in. Thay hd stuffed fiberglass up ther and it blew out.

But the main upgrade has been new windows and siding with 3.5" pf rigid insulation added before the siding. That thick layer covers from top of foundation to top of walls and takes care of all of that air leakage area. The new windows were needed as it took King Kong to open the old ones. Now finger tip and can flip them in for cleaning. With everything apart it was the right time to replace the windows.

I have the sloped ceiling not sure what you have and they are only 2x6. I will be adding a thick layer of rigid and new drywall.

I struggled for many years with ice dams and finally have good ventilation and a few problems corrected.

Still more work to do but on the back nine finally.
PS all new shingles and trim while I wasn't busy.
