Have you got picture of before and after, It sound like you should have had a step down well to the door with drainage. Does the drive way slope to the house.
 
I don't have before pic handy but I do know the OLD door had a small stoop and was higher. No issues with driveway grading, its pitched down and away from house pretty good. Rainwater comes in during a hard winddriven rain that hits the house and falls to the ground or drips from the j-channel around the door. In this pic you can see a small gap between the brick border and door that's filled with mortar and some poly sand. I plan to fix that in the spring.
What was the dirt level before he cut the hole.
 
Youre right, we did but that was in the context of the gap between house and pavers and before I started getting water and before I realized what my idiot GC did in order to "make" the door he ordered fit. Ill go check out your suggestions in that first thread.
How much room above the door do you have to the ceiling, Do you know if the joists land on this wall?
 
Plenty of room. Joists do not land on this wall.

Im getting a new custom cut shorter door though. The one I have now is an 80" and Im going to have a 77 or 78 put in, whatever thermatru allows in terms of cutting a door down. Im not keeping an 80 inch door, which would mean messing with the header and framing, siding, electrical and drywall work. This is a side of the house utility door.
You can just raise the door with a treated 2x6 or 2x4 if you do a proper sill pan with a flashing that sticks to concrete.
Just put something between the wood and concrete the same flashing would work for that.


then flash the sill right down to the concrete, there is a spray primer that will stick it to concrete. We do it just like a window.

Thank You, I do appreciate it. This material is a good idea. Im also going to insist on a Jamsill sill pan.
This peel and stick can be instead of the pan, the advantage it will stick to concrete and seal water out. But if you have a the pan too then you could have a piece of metal behind it to hide the blueskin below the door. :biggrin2:


I have left the blueskin exposed before the colour fades over time and just looks black after a couple of years. There maybe other brands with a better colour but the same primer will work with them.
