Taking money out of the equation completely, what is the best possible flat roof to use on a 100 year-old rowhouse in the North East (Philly).
The roof currently has 4 or 5 layers of modified bitumen torch-down roofing. I am putting a roof-deck on and I really don't want hassle with the roof underneath the deck. My roofer suggested just putting more layers of torch-down on top, but that doesn't sound right to me.
I'm looking for something a bit better: TPO? PVC? EPDM? Raised seam metal? Something else? Presumably I should have the current roof torn off down to the decking, then new OSB or plywood laid?
Thoughts / opinions?
