Hello, I was wondering if anyone could give me an idea of what it costs to set everything up in order to put a mobile home in, I have some land but have no idea how much the septic, well, electricity and what ever else I need would cost.... I am in Oklahoma... Dose anyone have an idea of what all that costs? Thanks so much for your time! Amy

Sorry Amy, this site isn't for pricing things out...too many variables. Your best bet is to contact some local contractors and go from there. Good luck.

You will need to consider several things.

Call your county Public Works Department. They can probably give you a reputable lead on a Septic Company and Well Company and someone to put in a driveway. They will also provide information for the culvert under your drive and tell you all about property drainage requirements. Even in rural areas you need to call the Public Works Department.

Electricity is all a matter of who you hire (grab the phone book and get some estimates). As far as cost, that can vary greatly. I received estimates ranging from $400 to $1,700 just to lower my meter.

A foundation for the mobile home should be provided by whomever you buy it from. Most companies consider it part of the sale. If you are buying it from an individual, you will need to consider how to get the home to the property and contact a foundation company to put a foundation put under it. Most mobile homes just have some concrete blocks thrown under them. Nothing fancy and generally not expensive.

You might also consider a storm cellar. I grew up in Oklahoma, and I can tell you, nothing is more frightening than looking up at a funky green sky and realizing you have nowhere to run.

Way too many variables to give you a meaningful answer. But my wife and I are in the middle of building our own house and have gone through some of what you're contemplating. We are in the Eastern Panhandle of West Virginia. Our septic system was about $4,000. Electric cost nothing (though I had to lay 125 feet of conduit out to the nearest pole). The well, including pump, was just over $12,000 (it's 700 feet deep). Oh, and I mustn't forget the $13,000 impact fee from the county to get a building permit in the first place.
