That is probably considered a "fire escape" door.

As such I would not touch it. I would have it repaired by a qualified professional. There are times when the potential liability of DIY so greatly exceeds the potential benefit. This is one of them.

It is an emergency exit door...the latch needs to be replaced. Not a hard fix...I just need help locating the same latch since it's hard to find.

Pullman latch

The top latch shown in the second picture in Post 4 is what's known as a pullman latch. I've been retired too long to identify the brand, let alone the series.

The latch itself may not be bad; the top strike, top latch, bottom latch or top and/or bottom rods may be out of adjustment. The fix may be relatively easy for an experienced locksmith, but everything has to work together, so it is involved. I'm with the others that advise calling a pro.
