Hi all,

We are in the market for a house and are looking at this beautiful 2 story house.

The only thing scaring me off are 2 vertical cracks in the foundation. The current owner says that he had it evaluated and they told him the cracks are due to the proximity of the neighbor (another house was built about 4-5 feet away tops).

The cracks are wider at the top and get thinner as you go down. However, I'm worried that the second crack (make sure you watch the full video!) goes all the way underground and maybe some moisture is getting through?

Not sure what to think so I figured I'd ask some seasoned Do it Yourselfers. Would you let these cracks stop you from making an offer? Can these kinds of cracks be permanently fixed?

That looks like parging over concrete, impossible to tell for sure from the video. I suggest you hire a professional inspector with structural experience and see what they tell you. Not sure what you are going to make of opinions on an internet chat forum.

What do they look like on the inside?
If the house is good otherwise make an offer assuming the worst.

So there is a basement, right? Is the basement finished or unfinished? I would be looking for evidence of water leakage on the inside. However, evidence of leakage might not be obvious to many people - hence an inspector is a good idea. But anyways, I would be assuming that the crack does go all the way to the bottom of the wall. And if, by chance it does not go to the bottom of the wall, I would assume it will be within a few more winters. But if you are looking to make one of the biggest purchases of your life, spend the bucks, and hire an inspector. Likely there are several contractors in your area that specialize in such repairs --- its not the end of the world.

If you love the property otherwise , go ahead and tie up the listing. Make the offer conditional upon the inspection by a qualified inspector and not just a home inspector.

If the conclusion is a signifcant amount of money to fix it you can have your Realtor amend the price or have the Seller fix it.

The option to walk away from the deal would still exist at this point

Thanks, just hoping an inspector lurks around these forums lol.
they probably do, however eyes on the site and eyes viewing a video are not the same ....... you need someone that can see the entire picture not merely a minute or so of video
