noticed some wetness on the ceiling, went up in the attic and sure enough water is dripping down the 3" pvc vent stack, house is 18 yrs old. the stack is up against one rafter, and out over the exterior wall - so access is minimal.

roof is 9/12 pitch, and although vent is near the drip edge it is 3 stories high on that side. so me getting up there Is not likely.

what do you recommend to stop the leak? thanks in advance

awesome - I was hoping there was something like that. do you caulk underneath that, or on top, or just slip it on?

now, I just have to talk the wife into going up there...
you just slip it right over the pipe. It's a tight fight, but it will get you by for awhile longer. I had the same issue. Tried caulk, but this sleeve works well. Make sure you push it all the way down.

But I agree with others that say skip the caulk. These rubber seals tend to last ten years or so. If you use caulk, ten years from now you have a mess to clean up. If you don't you just slip the old one off and put the new one in.

To get a new seal, just buy the whole flashing at HD or Lowes, it's cheap. If you buy the metal/rubber kind, just rip off the rubber seal and use it. If you buy the plastic/rubber kind, cut the conical part of the plastic/rubber off with kitchen shears and use it.
