I posted about this leak before (last fall). The northeast corner of my garage sometimes leaks. It only seems to happen during wind driven rain. I have tried everything (in my opinion) to find the source from where the water is getting in.

- I removed a section of drywall right above the leak area. The insulation, exterior sheathing, everything, is bone dry.
- Last summer, I removed the first 3 courses of exterior bricks at the affected corner. I thought I found the culprit - there was a small hole in the waterproofing membrane. I replace it and added blueskin and put everything back together.

After all that, water is still getting in!! I don't think it's an issue of the eaves over flowing into the soffits because this only happens when it's raining in high winds. Normal rain doesnt cause leaks.

As you will see in one of the pictures, you can see exactly where the rain hits the house and where the bricks are water saturated.

Could the water be getting in through the weep hole? Even if so, the blueskin should keep it from getting in.
HELP??

How is the caulking around the door? At my old house, the caulk separated from the brick and water would seep in between the brick and sheathing. Then it would follow the rim joist and leak in.

I believe it's pretty good. I did inspect last summer and recaulked when I applied the new blueskin. Worth checking again... I might do a water test this summer on the door specifically and see if it leaks.

Thanks for the input... would appreciate hearing any other views too.
