Has anyone ever used or installed those "smart jacks" that are installed under home for support. Can there be problems down the road with them, that are common? And what are the advantages an any disadvantages of them ?.
In time do they usually need any readjusting ?
Any info is appreciated.

What do you need to know---??

I've used them--not 'Smart Jack' brand---but plenty of adjustable columns---

As long as they are setting on a proper concrete pad--and secured to the beam above--they are a good solution to a sagging beam.

They can be a permanent solution---however, the sight of those in a house for sale will send most buyers running--so ,If you want a more secure looking fix, have a schedule 40 column cut to size by your local structural iron place and use that--
