Our unheated sunroom which had carpet needs new flooring before we list it for sale or try to rent it. The house is in the high desert, so the sun is VERY strong and summer temperatures inside the sunroom can reach 120 degrees F. In the winter, it gets down to freezing. The beige carpet that the previous owners installed bleached to white and partially disintegrated, I assume because of the sun and heat.

Tile or stone would be my choice except that there is considerable deflection in the floor (it originally was a deck), plus there is a large hatch in the floor leading to a huge storage area under the sunroom. I don't think that the finish on wood flooring can hold up to the strong sun exposure and heat. I'm not fond of laminates and they aren't good for temperature extremes. Any suggestions?
