I live in a condo complex. My self and my neighbors have noticed that when we first turn on water in the morning after using none overnight the first few seconds of water running gives off the sulfur "rotten egg" smell.
What can cause this?
All the units were re-plumbed with CPVC replacing the copper about 10 years ago. We are on city supplied water. There is well water just for the irrigation system and that water is stinky when the sprinklers are running. However we are definitely NOT smelling the irrigation. It come from the tap or shower when it is first turned on.
Ideas?

Could be the anode rod in the water heater causing the smell. Google anode rod and sulfur smell. Just an idea.

I would get with your condo neighbors and check with your condominium management office and see who is responsible for the repairs/fix. Just a suggestion.

It's also possible that the smell is from the traps.
This can be from a clogged vent pipe causing the sink drain lines to empty.

A simple experiment to try:
First thing in the morning when the smell usually occurs,
Fill up a large container of water without letting any down the drain.
Check for smell.
Wait a bit. Then dump the water down the drain.
Check for smell.

This test tells if the water is coming from the tap or from the drain.

This is likely a an a erotic bacteria growing in the water heater. With the advice of turning down the water temp to 120 degrees this can be an issue. I used d to turn down the temp on the water heater on my summer home, when I wasn't there. The water stunk whenever I went back. I turned the water heater up to 130 degrees and the problem went away. 120 degrees allows the bacteria to grow, but 130 is hot enough to kill it.
