I think your missing the point
There is nothing in a steel building that's going to catch fire, or have a fire that produces that much heat to where transfer would amount to catching another building on fire, unless it is added to the building.

Well, that's great, as long as they are willing to leave the building totally empty. Kind of defeats the benefit of having a garage, don't ya think?



As to the spray on coatings. Monokote (with a k) is a nice product (relatively speaking) I don't see a lot of it in my area. Typically a mineral fiber material is used. It is less durable than Monokote but I suspect it is less expensive though.

Thank you all for your notes & thoughts. The city is going to allow us to use a fire-rated coating as previously discussed. Woohoo!
