Do mixing valves go bad? single handle. No indication of a leak or anything. At times, when positioned to be very hot, it is not & vice versa? Thanks

Yes they do. It is a regular maintenance item that a lot of us look past, until they fail. Depending on the make of the unit, the mfg will usually send you a whole new cartridge at no cost.

The other would be how old the water heater is, what else is being ran in the house that uses hot water, what the recovery time is for the water heater, if there is an issue that when you flush the toilet, the cold water pressure drops, but the hot water suddenly spikes.

Thanks, have a reasonably new 50 gallon gas hot water heater. Noticeable change has occurred recently. With no other demands on the hot water, one day the valve is 15 degrees different for the same temperature & it changes back to the previous position for the same temp randomly.

Any other plumbing work been done at your home or the city water lines if you not on a well?
Trash gets in the anti scald valve.

Wondering if access from the front wood suffice to replace the valve? Can get rear access, but stack washer & Dryer would have to be removed (Ugh!).

You just remove the Beauty cover and handle, then the cartridge can be pulled. Some require a special tool.

When I did our bath, I stuck the stickers for the sink and shower in the Sink cabinet, so the info is easily found.
