I have a seasonal cabin (May-Oct) in the Adirondack mountains that has the original septic system circa 1970. Each year when I open the camp I add digester to the system and about 10 years ago I separated the gray water from the system so only the toilet and bathroom sink go to the system. A prospective buyer wants an inspection done. I'm not sure why as we never had an issue besides the usual clogged toilet. As the tank is buried in the back lot it would be a task to even locate it. Any suggestions on testing or alternatives? The cabin is in the Adirondack Park so replacement would cost almost as much as the cabin is worth due to a very strict code for lake front septic systems.

I would have a septic system company come in and pump it. They will charge for it, but they will locate it and expose the two lift doors. They have the option of putting them back and covering it up when through, or leave it open so you can install risers for future cleaning at a lesser charge.

I, too, would have it pumped and inspected. That is standard at the time of sale. All an inspection says is that it is there and appears to be ok, with all kinds of disclaimers. No one will check the entire leach field and guarantee it to work. You will spend a few hundred bucks but without it they will think you are hiding something, and if the sale goes through and it fails they can come after you. Pump and inspect benefits both of you.

It has become standard around here to have the tank pumped and inspected at sale. Usually, the 'inspection' part is a flashlight and maybe a mirror on a stick. Buyers will usually accept a receipt for a pump done in the previous year.


As a buyer, I might be asking questions about graywater going to daylight in a state/national park.
