It's large, the real estate agent and the home inspector both said something about how large it is. Would there be an easy and clean* way to cut some of this off to gain a little more floor space?

*clean as in it doesn't look really bad afterwords.

This is the only picture I have right now, currently there is a child thing around it so it looks larger but it actually sits back a little more.

What do you have now?

Allow at least 36 inches of clearance around the appliance to prevent combustibles from coming into contact with heat sources.

Yeah, 18" from anything combustible is what I've been told. I haven't measured but it has to be much further than that.

I thought it was 24" in front
Sides & back depend upon the stove
My stove has a heat shield which allowed me to install closer at the last house. Plus the walls were brick, with an air space to the drywall

18" is the dimension that you need in front of the stove. From the door to the hedge of your hearth.
