Hi guys

I will be removing a 15 year old real outlet floor mount toilet. The toilet is in good condition.Should if I replace the ring in the wall with a rubber or standard wax ring. I have heard in some forums that a rubber ring is necessary for rear outlet toilets. Does anyone have any experience with these toilets.

I put one in my old house in about 1984 or 1985. I used a wax ring. I moved in 1992 and never had an issue with it. I don't know what products they have now or the plumbing requirements you need to conform to.

Zurn Company sells a neoprene seal for $21. The Saniseal Company seals a waxless seal for $9. I sent Saniseal an email asking if their seal is compatible with rear outlet toilets. No reply yet. Experts on other forums say that over time wax will sag resulting in potential seepage or leaks. I had that problem with my upstairs toilet. I plan to use the neoprene seal. But if it is compatible, I'll use the waxless seal instead because it's cheaper.

I don't think a wax seal will, "sag over time" in that position. It hasn't in mine. Maybe it takes longer then 26 years.

I did the no wax on my toilet, because at the time I was still in construction and had to be in use, due to only bat in the house, and having to pull the toilet all of the time.

I think the problem with my toilet was that it was not installed properly to begin with or maybe the installer tried to reposition it and damaged the wax ring. Cheers!

Check mounting bolts. May be loose which can ruin ring. But wax Johnny rings are by far best!!
