I own a town/row home in Baltimore with a flat roof. The new roof was put on in 2007' It was finished with top layer silver rubber coating. I was told I need to re coat it every three years.

I did some research and it seems like in order for me to apply another coat I need to:

1. Sweep the roof
2. POWER WASh
3. Apply silver coating with roller

I'm not comfortable using a power washer. Is there an alternative?

Can you recommend a product I can get from Lowe's, home depot or Ace?

You just be very careful with where you point the nozzle and make sure your not using the zero degree tip. 0, 20, 40, 60 degree i think are what i have on mine, you would want to use the 60.

Be careful around pipe, solar tubes, skylights, dormers, chimneys ect...you can force water into those penatrations and cause a leak. Keep the nozzle tip a safe distance away from the flat, too close and you can damage it and / or make a leak.

Just be smart about the application of power washer and how much pressure you apply to those areas that Andy mentioned.

Most power washer and house washing leaks are issues with the person on the wand.

You can make anything leak if you try hard enough.

Leakous Commencemous...
