I have a very old Armstrong vinyl floor that has lost its shine. I have tried the conventional vinyl coating products. They look good at first but seem to rapidly absorb dirt and then need to be stripped and redone. Why not use a water-based polyurethane to coat? Have seen this noted in several forums but don't see any straight answers. Would prefer not to have a new floor as I like this pattern.

If the floor was true linoleum it would work since linoleum is made from sawdust and linseed oil.
Also you have the issue of the poly yellowing.

Try using a flooring sealer, 3 light coats, then a good wax, 3 light coats.
