condition;
**structurally perfect 15 yr old PT decks (3)
**deck flooring greyed and blackened by some staining, and grain is very rough sometimes splintery
**3 yrs ago applied cabot's au timber honey teak but it's washed out now

PLAN:
1)pressure wash with 20% bleach/water mix
2)lightly sand with orbital (or belt?)
3)apply cabot's oil based primer
4)apply solid white cabots (or other brand) acrylic latex 2 coats

How bad is this plan? I'm gonna be in this Massachusetts home a long time.

I took it upon myself to just change your plan...:whistling2:

Primer and solid stain is a bad idea because it will look terrible after foot traffic and everyday use.

Revised PLAN:
1)Strip
2)pH balance
3)Sand with orbital sander
4)Allow to dry a couple days
5)Apply Armstrong Clark Semi Solid instead.

If you were trying to get away with having to maintain your deck you were mistaken. 2-3 years just lightly strip and pH balance. Apply another coat. It will look a whole lot better than the solid stain plan.

I'm going to agree in principle with those changes to the plan.

I would:

1)Strip
2)pH balance
3)Allow to dry a couple days
4)Sand with orbital sander-60 grit
5)I hear good things about Armstrong, but don't have any experience with it. I have used Ready Seal

I'd avoid the solids, so it will be easier to apply the next time. Here will be the procedure next time:

1. Lightly clean
2. Stain
3. Enjoy

But semi-solid shows the grain - a disaster here. So you convinced me not to do anything. I was looking for the latest solution but looks like the paint gods have not found a solution in recent times. Thanx, anyway. You saved me some pain.

Solid vs Semi Trans "can" be a matter of preference but semi's hold up better on horizontal surfaces especially traffic areas. PLEASE, no matter what you do, keep latex products away from the deck.
