I purchased my first home about 6 months ago and have logged on to this forum numerous times to find answers about projects that I have pursued so far. Very helpful place this has been.
About 3 weeks ago I had a new roof put on, and have dealt with leaks in two spots so far. One spot was due to flashing that was done improperly, and has since been corrected by the roofer.
I don't have a great feeling about the other leak though. The leak in question occurs on a flat part of the roof above a room that was added onto the back of the garage for extra storage. I speculate that the leak is happening because water is seeping back beneath the shingles since there is very little slope in this section of the roof.
I'm starting to question the roofer's decision to use shingles on this part of the roof. We agreed that he'd fix all leaks before I pay the rest of what I owe him for the job. Would it be reasonable for me to ask that he re-does this portion of the roof with a rubber membrane or some other low-pitch material, at no extra charge? The flat portion of the roof is relatively small, approximately 8' by 8', so it shouldn't be big undertaking for him to do it. On the other hand, I'm pretty sure this guy has actually lost money on this job by coming back numerous times to inspect and fix the flashing, and because he accidentally ordered architectural shingles for my roof instead of 3-tab and did not charge me for the price difference.
