Ok so I bought my dream home 4 months ago and was told by a roofer yesterday that I need an entire roof. I called to have my porch roof looke at and an estimate given and he turns around and says my entire roof is bad.:furious:

Sorry to hear this. Depending on the square footage of the roof(roofer square) you can expect to drop 6,000-10,000. Hopefully not more. Get several bids. Go to certainteed's website see if there is a certified roofer in your area. Make sure you get a bid from him.

If it makes you feel any better. When i had a new roof put on my house 3 years ago. The whole roof needed to be re sheathed. 82 sheets.:whistling2: I went with osb at 30 installed. Even though i like 1/2 inch cdx. Which was 50.:laughing:

Get a second or even third opinion, your roofer may have been trying to scam you into a new roof.

Dreams were made to be broken...or is that rules i forget :whistling2:

Keep positive, get some other opinions on the roof so you have a clear idea if your having your chain pulled. Only then can you offically panic.

I feel your pain. Our inspector was not physically able to access the crawlspace in the attic. After moving in and our first big rain, I went in the attic and noticed numerous leaks (30 year old monier tile w/o subroof). With the obvious rot and water stains, it didn't take a roofer to notice there was a problem. We look at the inspection report and wouldn't you know it, there are disclaimers all over for each section of the inspection. Why do we hire these people?

$13k lesson. Papa always said, "just make sure the roof don't leak," and I failed.
