30 yrs old? Probably looks like an alligators back. You would be wasting your money if you decide to coat it with a non-fibered coating. How many layers are on your roof? I would recommend replacement if entire roof is cracked. If there are only a few sections that are cracked then you should really patch the section as the cracks will eat up all your coating. Go for the fibered coating. The fibered coating will last much longer.

Can you post a picture?

Many Lay people call Modified Bitumen a "rubber" roof.

In the roofing industry, a "rubber" roof is Ethylene Propylene Diene Monomer (EPDM) so we need to know if yours is actually EPDM, or if it is something else.

1. Is it leaking?
2. How many plies thick is it?
3. Does it have any surfacing on it now? (Granules)
