why is mold growing on this wall ? is it a condensation issue ?

There could be little to no insulation (thermal break), you could have a leak, etc.

Is the wall below ground? Is there a window or any other opening in the area?

Humitys to high in the house.
No exhost vent in the bathroom or over the kitchen stove.
Using an unvented as heater.
As you can see it could be dozens of differant things.

Since this is a guessing game without any details I'd like to play too.:laughing: You live in a cold climate and your roof experienced an ice dam a year or two or three ago and the mold growing in the wall cavity finally reared its ugly head in a north wall.

 

[Fix'n it]

during the winter, you have to be carefull on how you place things on the outside wall of a room. ESPECIALLY a closet. i stacked some boxs up next to an outside wall in a closet. because of no air circulation, mold started to grow on the wall.
