So last day of holiday vacation I walk through my garage and catch a glimpse of something not right up in the ceiling...black mold on the drywall. Typically this spot is hidden when the garage is open hence the reason I never saw it.



The plywood looking wall is the area of concern (I took this picture after I removed the drywall).

Here is a closeup if the spot.



I went in the garage attic and it looks like it’s coming from further above. I don’t think it’s the roofing because the sheeting isn’t wet or moldy. It looks like it’s running down the wall sheeting (forgot to take picture of wall sheeting for the 2nd story from within the attic).



So I climbed on the roof and the only thing that stood out to me was this corner trim.



It sticks out past the j channel and if you look into it, I can see the house wrap. So I suspect with the wet fall and winter we’ve had that water is blowing into here, then running down this channel along the house wrap and following it into the attic and down the wall into the garage.

I made a cap for it just in case as this didn’t seem right.



Would you all agree with my hypothesis?

Not likely there is that much water getting in via that location with the rake overhang. I would look at the roof to wall intersection at that bottom of that outcorner. They are more often culprits than your location highlighted. What you did won't hurt so it good to isolate that out as a source anyway.

You have has snow lately, have you had some heat added to the garage?



If not it is likely a problem with the step flashing up the wall, anywhere up the wall.

We’ve had snow off and on the last month or two but not what you’d typically see here in WI. About a week ago I fired up the ceiling mounted gas heater for about 2hrs up to 55 degrees when I was working in the garage. Outside temp was 40 and it’s a 3 stall garage.

I looked at that bottom corner where the 2nd floor wall meets the roof but nothing jumped out at me as being an issue.





What should I be lookin for up there?

40 degrees but what was the temp of the roof deck under the snow. It doesn't look like the right place for an ice dam but it is something to think about when you have snow on the roof.
You can unzip some siding up the wall and make sure the step flashing and head flashing is behind the house wrap. It is not hard for water to get behind the siding so the wrap done properly is important.

Is the gas heater vented into the garage? The combustion process for gas produces an extreme amount of water. Not sure if that is related.

I've done a lot of searching for moisture problems with my infrared camera and you can now rent them.

It’s aluminum siding which is the devil in my book so I prefer not to remove any of it.

The heater is vented outside, opposite slope and corner of where this issue was.

So that I channel is supposed to cover that corner molding?...if so, my fix should work or at least help.
