Main breaker trips all the time.

1491 Views 8 Replies 6 Participants Last post by  frenchelectrican
Just rented a new office space. The electrical box has a main 100Amp breaker and 3 15amp breakers: one for lights two for plugs.

I am using some computers, air conditioners and fridge etc.

Today, I turned both air conditioners on, then when the fridge or both of the air conditioner turns on, I have no power at all in the room, including lighting.

I checked the status of the breakers, none is in a "tripped " position.

I turn the main breaker off and on again. After 1 to 2 mins, everything turns on. Then when fridge or air conditioners go on, everything is turned off in the room.

What could be wrong?

Thanks in advance

Loose or bad connection(s). Have your landlord call an electrician for repairs.
Our landlord is not doing anything. I am going to have to check the connections myself.

If it is just connections, I can make it right, correct?

don't do it your self.you will held liable for any problems.send land lord a registered letter stating prob.give him three days to repair.if no respones send another and one to the building dept in your city.he will either fix it or loose a tennat.

ABSOLUTELY NOT!
Call the landlord again. If he does not respond call an electrician and deduct it from your rent.

It may or may not be "just the connections". Regardless, the connections are UNFUSED terminations that cannot be turned off unless the power company does it. Even then, since this is a commercial space it is highly likely that it is illegal for you to do any electrical work there.

Are you sure it is a problem in your panel? If the main is tripped, turning the main off and on should restore power immediate not 1 to 2 minutes later.
I will contact the landlord.

It is a good place for less rent compared to the rest of office buildings. All the renters here do all the fixing themselves... not wanting to create drama with the landlord and end up having to move out to a more expensive place...

That one of few most common service call I get pretty often related to the office spaces when someone unqualfied try to fix it up and I have to clean up thier screw ups { due they do not follow the codés }

I just have one done not too long ago last nite. ( someone hook up wrong connection and end up 415 volts on the luminaires blew out 22 ballasts )

Merci,
Marc
