Hi all - i am in the process of selling a home. We want to be upfront with any buyer, and we are not sure if it is time for a new roof. The roof is 15 years old and original with the home. We have had 3 hail storms with marble sized hail in the last month. I am curious as to
1) Is this hail damage? I included a few photos with what look to be pings, but is that enough to warrant replacement? Insurance agent came out and said there was no damage.
2) is the roof so damaged that regardless of hail, we need to replace? We do not have any leaks or issues, but it seems like the roof deteriorated quite a bit in the last 2 years. I included the worst section in the photos.

Appears to be sun blistering. Find out the manufacturer and start a warranty claim. May not be worth it...couple hundred bucks usually.

Get the roof replaced.

I would let the buyer decide on their own if they want a new roof. If an inspection recommends it, then have the buyer pay for an estimate, and offer to reduce the selling price accordingly.
