We have be advised to install the i & w to seal brick towers that have a sloped brick top. This is new construction with apparent wind movement that has caused leaking. Has anyone had good experiences with this and what is the life of the product?

Ice and Water Shield materials are made of bituthane, which, when left exposed to the harmful UV Rays of the Sun, will deteriaorate in a relatively quick time frame.

If left exposed, it would not offer the long term protection you are desiring.

Also, to install it so it remains adhered to the concrete crown of the chimney, if that is what you were referring to, then the cenment surface would need to have an asphalt primer installed first.

These towers are part of a commercial building; 28'X 21', with a wood frame and cement board decking. 30 tar paper on the decking then the brick veneer at a 45% slope to the vertical tower wall. The tower has been flashed at the 45% joint where the slope meets the wall but still leaks.

We have been told to remove the brick on the slope and apply ice & water shield to stop the leak. However the sloped brick has a support angle iron that must be bolted through the membrane.

Will this work?

Underlayment (I&W) should not be used to prvent leaks. The roofing or the cement job is to blame.
