Hello,

We'd like to raise our patio 7 inches to eliminate the step up to the sliding door.. this would be between 2 and 5 inches above the foundation wall and would cover just as much of our painted redwood siding.

Would I be able to do this by adhering a water barrier liner to the siding with polyurethane? And/or adding a concrete curb on top of the exterior foundation that extends 6-9" beyond the house?

As shown in the pic, a french drain runs along the foundation and the interior side of the siding is a roomy crawl space.

Some advice and or referrals to people in the Marin/San Francisco, CA area would be greatly appreciated.

I am a CPA so happy to return the favor with any finance/accounting questions you may have.

Ayuh,.... A wood deck patio looks like It'd make more sense than pavers,...
It doesn't look like there's enough elevation to get sufficient ventilation underneath a wood deck. Pavers or country look like the only solution because of that. This is especially true when you respect the clearances that Joe mentioned and that I certainly agree with.

Hi guys,

Wow, thanks for the straight forward advice, I really appreciate it.

Once the siding starts 6" above grade, how many inches should the siding overlap the concrete foundation?

Its currently varies depending what side of the house you are on, so I'd like to even it up and reseal where the concrete and wood siding meet. Is that a sound plan?

Hi Greg,

The siding will be 6" above grade at all times, so then once the siding starts, how many vertical inches should the siding overlap the rest of the foundation until its just siding?

You really need to talk with the local building dept. I can tell you that SF can differ from Marin county code and the cities in Marin can differ from the county code. Whether they do or not on this specific issue, I don't know.

Personally, I would lay the patio no higher than the lip of the footing that is exposed. (In other words, no higher than that concrete shelf that appears below the siding. Most visible on the wall perpendicular to sliding door) I would hold the dry laid patio off of the French drains. The French drains area can be topped with gravel, or gravel with paving stones laid with gaps. It would remove ankle twisting hazard while still permitting water to drain.

The best thing would be to lower that grade to meet your requirements for the paver's so that they are at the height of the footer in the picture where the current grade is at. Especially with the door being so low to the ground, without anything to allow for a deck or patio to be below the frame to not allow water to get under it.

Big thanks to everyone again for clearly steering me in the right direction. From my learnings here, I've discovered the wood is between the sliding door and concrete, I'll start a new thread to keep it clean.

How to fix door built on 8" of wood above foundation

Hello,

After demoing our patio, I realized there is wood between the sliding door frame and concrete footing.

Since the white door cover is already 8" from the interior floor to the bottom of the white, the 2" of wood between the white and foundation will be below grade. (Otherwise I'm dealing with a 10" step from the patio to the inside of the house.)

Note, the sliding door wall was an addition in 1947, whereas the wall to the left was an original part of the house (built in 1945) that has the concrete foundation extending 6"+ above the lip of the footing. The crawl space throughout is quite accessible.

So while there is 6" of concrete foundation above the patio on the left wall, what are my options in putting the wood below the slider below grade? A water barrier liner and metal flashing?

Would be very grateful for some advice or if anyone is in the Marin/San Francisco, CA area that could help bring this job to completion.

As an Accounting/Finance guy, happy to answer any questions in that realm to return the favor.
