Hi, thanks for reading.

I have zero knowledge of foundation building, and would like some guidance.

I have a one floor no foundation 30ftX50ft garage. I want to make a foundation for it properly, so the garage will stay as is, and I can also add 2nd and 3rd floor on top of it, but leaving part of the garage as the terrace for 2nd and 3rd floor. Please see the rough plan of the 3 floors.

My question is how to design the foundation wall? Should it consider where 2nd and 3rd floor perimeters stands?

Any suggestion or recommendations on reading materials will be good too.

thx a lot

Ayuh,.... In all honesty,... Tear down the garage, 'n start from scratch with the foundation,....
Bein' in Canada, I'm guessin' you'll need to go 4' or deeper to get under the frost,...

Ya gotta either lift, or move the garage to dig under it, 'n I'm guessin' the valve of the garage is less than the cost of liftin' it, or movin' it,....

The foundation will have to support the garage perimeter, with the garage framin', 'n footers in the floors to support the floors above,....

Another vote to start over. Even without the foundation I doubt any of the other structure is built to support additional floors so you would need to rebuild or add additional framing to support the additional floor.

Thanks for the replies.

The garage does not have foundation to speak of. I cann't tear it down and start over, as I will lose the right to have a garage if it is torn down... I had a different link asking about how to do it part by part.

Now, I need more knowledge in how exactly the foundation should be built considering my plan of adding 2nd and 3rd floor.

You are taking on an advance project, since you are unable to start with a clear site. You first need to talk to your local building inspector to see if it is legal to convert a single level garage into a multilevel occupied structure. In my town, that would require approval from the zoning board of appeals, but I have no idea what the rules are in Canada.

Assuming you can get approval, design of a foundation for an existing structure that you plan to enlarge can be complicated, due to the need to support the existing structure while you dig. The specifics of the process depend on your individual situation, soil type, local codes, and the condition of the garage. But that is way ahead of where you are now, first you need to start with the building inspector.
