The relief valve is leaking. I changed the relief valve and the new one is still leaking, Now i read that maybe i should put an expansion tank on the cold line but this line has never had a expansion tank on it and why would i need one now? Just don't want to have an expense if its not necessary. Question, would a bad Tank cause it to leak? And i don't think the temperture is to high ,cause the water is not getting too hot ,cause you can keep your hand under it without it burning you. And the pressure in the house doesn't seem very High coming out of the Faucets. In fact ,seems like it use higher pressure, I got a feeling that the line maybe partialy clogged some where as the lines were worked on about 8 months ago. But would that cause the T&P valve to Leak? Thanks

The T&P valve is doing its job. Have you tested to see exactly what your inrush pressure is? What temperature is the water heater set at? Is it electric or gas? How old is the water heater? Their EOL can run anywhere from 12 years or so. Of course some last longer.

If you are on municipal water, the expansion tank can be invaluable since cities can cause higher pressure when they test lines, etc. I would install one and see how it goes.

Short answer: You need an expansion tank.

Does the temperature & pressure relief valve trickle all the time or you just see wetness on the floor every so often when you go down to the basement?

Every new tankful of water expands when heated. For all intents and purposes, water, unlike air, does not compress and something must give when the water expands.

1. If the water heater thermostat is higher compared with the previous water heater then the expansion per tankful will be greater.

2. If someone took a very long shower then the amount of new water to be heated will be greater and there will be more expansion.

3. There may have been an air pocket somewhere in the plumbing that accommodated the expansion but that got lost at some random time in the past (after which you had periodic trippings of the TPR valve).

4. A new pressure regulator or water meter with a check valve (preventing expansion backup to the water main) may have been installed at some random time after which got the periodic trippings.

Next time you are going to be out of the house for a while, several hours would be good, a day would be better, turn off the water at the main valve. Open all your faucets and flush all your toilets.
When you return, close all the faucets and close the stop valve of all the toilets. Open the main valve. Wait for the water to fill the system before opening any faucet then open the stop valve for the toilets.

Thanks for the answer guys. It is electric,not sure how old,but appearance doesn't look that old. Just one quick answer ,can it be the Hot Water tank it's self? I wouldn't think so. But just like to know before i buy new one. Probaly will put expansion tank on line.

Glad it is already fixed. I also had some problems with my tank. My T&P relief valve is leaking. Maybe because the valve triggered to open because of excessive pressure. I’ve tried to replace the valve, but still the water leaks. Do you guys have any idea how to fix it? I’ve tried searching for some guidelines in water heater leaking and found this link. It says that If the valve is open and leaking, there is too much pressure or heat inside the tank for it to handle and this really signifies a serious problem.

Does tank psi pressure match incoming water pressure about 50-55psi?


What is your incoming water pressure.? Set tanks pressure to match it. new tanks out of the box only come pre-charged at about 25psi. You have to adjust them.
