All my water on my 1st floor, the water just gets warm. This is in all faucets and shower. And its just warm enough to take a shower. The only place hot water seems to get hot is the slop sink in my basement. The temperature control valve on my boiler just spins and can tell it must be frozen inside because it doesn't do anything. When I bleed my baseboard heaters the water is super hot. Does this water not go through that valve? Does it sound like I just need the valve replaced and turn up temperature? Thanks for your time. Any help is greatly appreciated.

It sounds like you have a hotwater boiler that serves your heating and domestic hot water---

What boiler do you have? Pictures of the piping and controls will be helpful.

Thanks, I had heating guy out and he said he couldn't touch that part of a boiler, it had to be a plumber. So thats why I put it in plumbing. Sorry about that. The boiler i have is indeed for hot water and heating. The boiler is Dunkirk Empire according to the sticker on the side of it. The black circular valve is the one that doesn't seem to be working

More pictures of the piping would be helpful.

It sounds like you have tempered DHW for most taps, and untempered for at least one tap. (it's code here to temper to 122*F but have tank temperatures above 130*F) Those tempering valves wear out. Some have replaceable cartridges, others don't have the entire thing needs to be replaced. With all that said, I'm not sure if that particular valve is the right one, it's hard to see the letters on it. That one could also be a anti-condensate tempering valve. (same thing but in reverse, keeping the boiler inlet above 130*F) It could be leaking by.

when you run the hot water in the bathroom and let it run, go into the basement and see if you are getting hot water past that black valve you mention or its just warm at that point..

If its hot coming out of the tempering valve. Then follow the hot water piping until you get to the point where its not hot. It will be the faucet at that point that is bleeding cold water into the hot water pipe.

That valve in the pic..says warmer and cooler with arrows and 120-160 degrees. So is this more likely the anti-condensate tempering valve your talking about because the temp control is so high? This is a tankless water heater setup

you want to try and figure out where the hot water is turning luke warm, if you have single handled faucets, they can be giving you a cross connection, thats where cold water is running into the hot water supply, seems to be a common problem with the newer pressure balance faucets...technology at its best...

My kitchen faucet is the only single handle faucet. If this is the problem. Might just have to replace faucet? Or it could be the anti condensation valve? I'll have to check these when I get home. Thanks for the help
