This is a home built in 1989. I just bought it 5 years ago. While trying to attach the water house at the front of the house I noticed this gap in the sill shown below..

So the first question is what should be done about this. I am just about to sell the house and need to know. Notice also that the metal beam (whatever that is called) is slightly cut into the foundation.

Also look at the siding. Should the siding cover the entire sill plate? I live in maryland btw.

Cut a pt block and toenail it into place or screw it into place. The siding should run just over the sill plate, that way the water won't have a chance to get at it. The housewrap should also run over the top of the sill.
