I'm in the process of making an offer to purchase the house I'm currently renting. So I'm looking for every flaw I can find before we come to a final $$ amount, and I'm not sure what my roof situation is. What do you make of these photos I took this morning, about an hour after sunrise (approx 7:00 AM). Temp was about 40.

Normally, the shingles are all the same color. For the most part, this week has been rainy with lows in the 30s and highs in the 50s. Things dried up Wednesday night. Yesterday was dry and sunny.

Thinking those shingles have been damaged and/or otherwise come unglued?

Judging from the pattern and, some having only 1 or 2 tabs I would say those had been recently replaced because of damage

Really would need someone on site to look this one over.
#1 There cheap 3 tab shingles.
Should be able to just look at them and see if there starting to curl, are brittle, missing a lot of granuals.

Do you have any trees that partially block the sunlight in the mornings ?

I have seen something similar with homes that have very tall trees with wide branches.The sun rises then throughout the day moves lower across the sky in the winter than say the spring and summer months.

If majority of your roof is blocked by branches then the sun will pass thru a small area of the branches creating the frost in patches like that.

Took a good look outside this morning.

Yep...lots of tall, wide, trees with sparse leaves. That makes me feel better. Was a pretty clear morning in the early hours of light, which seems to support the patchy light idea. Getting an inspector in the somewhat near future anyway, so hopefully it checks out. Fingers crossed. Thx!

Thanks Joe. Especially look for missing granuals in the slots. Like funnels they wear first on 3 tabs.

Age of the existing roof ?

It may just be time, or close to it, for a new roof. If the issue you posted about turns out to be nothing of concern, you still need to factor in the replacement cost of the roof in your price... depending on its age / condition.

Take some closeup pictures in good light with the sun overhead in the afternoon and try again. Its pretty clear that something is going on here, so help us out a bit will you?
