I'm in contract to buy my first house, and my head is filled with ideas and questions about how to improve the property.

Computers are my expertise, so whatever karma debt I build up while consuming the knowledge of others here, I hope I have the opportunity to repay it in kind some day.

Hi brook and welcome to the forum. Lived and worked in NJ but has occasional visits to 195 Broadway (AT&T) and encountered enough of city traffic that doubtful I will ever return. Downtown city is (was) a real madhouse.

Get a good independent home inspector to go over that house before you buy, if you can.

After the ink dries we can help.

One of the issues with a home inspector is to whom are they aligned. You already had the inspection, but there is a lot to an inspection. Emphasis is, did you search and find your own inspector or use one recommended by the real estate person. If they do repeat work for the agency they often avoid pointing out too many problems so they will keep getting the calls. End of rant.

If I didn't want rants, I wouldn't be in an online forum. Our agent recommended two, and we independently researched them and picked one. He did a good amount of pushing back against both agents during and after the inspection. It's my first time, but for me, he struck the right balance between warning and alarm on several issues--ie, "The house isn't going to collapse, but you need to be aware of this problem if you decide to buy."
