Hello, everyone!

A few of my friends and I attend Hofstra University and decided to rent a house instead of live in the dorm rooms. We just moved in last week, but the landlord has still not cleaned up after the previous tenants. The old tenants were fraternity members and took terrible care of the house. Everything is a mess and it is getting overwhelming thinking about how we will live in the house.

My main concern is the hardwood floors throughout the first floor. They must have had a bunch of parties because it looks like beer was spilled all over and instead of cleaning it, they just let it soak into the wood. Here are some pictures of the floor.




I just want to know if the floors are reparable or if I have to get the landlord to re-stain the floors or something.

From what I can see in the pictures, the floors look pretty good - nothing irrepairable. Yes, a good sweep and cleaning is the first step. Are the board edges raised or is the transistion from board to board pretty smooth? Ideally a refinish would kiley be best - sand, restain, etc.

Need to see what the landlord will entertain - I would think he would be hesitate to invest in a full refinsh of the floors in a rental unit if they are usable as-is with perhaps some localized repair.
