Hi everyone, I have an old garage that was built on timber or railway ties. They are rotten and the garage is sinking. I would like to lift the 12x20 garage and replace the old timbers. I guess my question is can I just replace the timbers or do I have to pour footings?

I'd replace the timbers with a footer and block. You could just replace the timbers but then this issue would arise again sometime in the future.

with 4 or 5 sets of cross bracing you can jack up one side and do what you will and then jack up the other side, repair the back when doing the second side
