Hi guys,

New to this forum/chatroom, please be kind!

Found our dream home but the only problem is, it has a downstairs bathroom! We're definitely going to purchase anyway but really need to find a way of fitting one in upstairs!

I would greatly appreciate any suggestions as I'm truely stumped with this one!!

Do you want it to be a Master Bath, or a Bathroom for everyone in the family to use?

Taking a section out of the master bedroom and moving the doorway into the master bedroom so a doorway into the new bathroom would be from a common hallway seems like the best place to locate one. The question is, where is the plumbing downstairs? That's assuming you want the bathroom to be accessible by everyone. You could also probably put a 12-15" closet along the wall to the stairway of the new hallway to use as a linen closet.

The biggest question is, what does the outside look like, is it a Flat roof or regular roof with a pitch? What does the downstairs floor plan look like? Was this structure always like this, or was the upstairs built later after the structure was built. Is this place attached to another unit just like it or is it free standing? What are the rules in the UK for doing this kind of work, how old is the structure, is the Waste Drain on the outside of the structure, or inside?

What is your budget in doing this work, what type of material is used on the walls? How good is the resale value in the area for other residences, that have maybe placed a bath upstairs?

A lot of places in the UK had the Bath placed on the ground level, because of water pressure issues. In order to compensate, they placed tanks up in the attic area for pressure to flush the toilet. Also if this structure is post WWII, you have to look at issues with possible wood rot or structural issues. Especially if it was in an area that was rebuilt after the war, that may have been leveled during the German bombings.

You take the smallest bedroom or an addition at the end of the hallway. I assume the appeal of that house is the location. For a location, you want to compare to the area's houses. You may be sinking a lot of money into it but come up short because the house is less appealing because of room sizes, etc.

So sorry for the late reply, been going through a very stressful time with the move!

Thank you so much for the reply's, they have given me lots to think about and research.

The current bathroom is located directly below the bedroom in the top left corner, i know this would be the logical place to move the bathroom to however really don't want to lose a bedroom/ have a downstairs bedroom. I'm starting to think that its the only option though!

It would be the master/main bathroom however i'm happy for it to be a small one!

The house was built in the 1920's. the roof isn't flat, it looks like it may have some kind of loft however haven't been able to check it out just yet!

The location is exactly where we want to be and so if needs be it would have to be turned into a 2 bedroom with an upstairs bathroom. We were just trying to get out of losing a bedroom!

We still need pictures of the outside, floor plan for below, what all that you have to go through with the Council to get this work approved, your budget costs. You have to keep in mind that you are dealing with a very old structure that may not have been properly maintained over the years, so you are in for a huge surprise once you start doing work.

If you want to see what all that you can find when redoing a home, go see some projects in action that the owners are doing exactly what you want.

Taking out that one bedroom means that you are now turning the structure into only a 2 bedroom, no longer a 3, which the Council who are the gods of approval, can shoot your idea down in a heartbeat.

Go talk to the council first to see what they need, then take it from there. They are going to be the ones who decide if this can be done or not.
