We have a house that is almost two years old and we're having some major issues with the exterior paint on our porch ceilings. We don't know what is causing the discoloration on the ceiling, we've checked to make sure there is no moisture and there isn't. I have been told by someone that it's likely due to a bad primer but thought I would post on the forum to see if anyone can confirm this or offer another explanation. Posting pictures in hopes of some help. Thank you!

Assuming that's drywall [which makes washing off mildew difficult] and you want to keep it, I'd use a mold killing primer and a decent house paint - maybe with extra mildewcide added.

Not that I necessarily approve but I've painted lots of porch ceilings that were drywall and a few houses where the soffits were.
