Any input out there on good electric tankless water heaters? I am looking for options for a 400 sq ft apartment over a detached garage, so I just need enough flow for a 3/4 bath, kitchen sink and laundry. I am leaning toward tankless as the apartment will not be occupied full time.

Do you have enough electrical capacity. Like 4 breaker slots and 60-80 amps of capacity. Most of this forum will discourage electric tankless.

The amps required to operate them usually mean a service upgrade is needed. Some of the units require 3 double pole 40 amp breakers. Most require at least 2 double 40 amps. Gas is better if you have it available.

Is that detached garage on its own service or fed off a home service. If off the home, you need the capacity to take an 80 amp hit when the house is running at peak. Not many people have that capability.

Depending on the incoming water temperature ( think wintertime temp) and the flow needed, you might possibly need 120 amps of capacity to achieve the desired temperature rise.

Many people find they are looking at several grand of electrical upgrades to install the electric tankless.

It is far easier to support the 30 amp draw of a tank type water heater.

If the apartment is empty for long periods, you could either put the tank type on a low temp setting or shut it down.
