Howdy lads,
Just moved into this home, and was warned of the heavy water that collects during rainy season etc
There's a sump pump that's working feverishly, dealing with the water coming into the basement via some foundation cracks in the bulkhead , AND apparently from UNDER the house, as I observed it running when the water that comes in via the cracks, dried up, and there was no water around the pump... that surprised me.
Anywhoo, the yard is horribly waterlogged, but I'm just not 100% where exactly I should consider some drainage works.
I'll show the house from the road, which shows the slope that leads up toward the back of the property.
The black circles are the wettest areas, the yellow is the property line that is also a channel in the ground of sorts, though I see no water draining down in it.

In the area of the upper circle, I could actually press my hand down on the grass, and water flowed up over it.
There is some black tubing in the upper left area, where someone had apparently tried to install a drainage pipe: but I'm not seeing a ton of water collecting up there, though that IS the high point of the lawn...

Sorry if I'm leaving off important info..

Thoughts?

2nd pic, just like that, but you standing at the fence corner. from those 2 pics, its hard to make out just how the "lay of the land" is.


i am looking to see where you could put some swales.

btw, i have a very similar situation.

oh, the puddling areas. just how deep are they ?

Ugh. Wish you luck on this one, I feel your pain. We are in a valley of a mountain basically, and when it rains, lemme tell ya, the water sure comes though our property. I've taken lots of pictures its like rivers. Lots of drainage consideration went in during construction there are drains all over the place, and nearly all goes around the house but - I do get a little that passes under the vapor barrier in crawl that I'd like to resolve.

Looks to me like you got your work cut out for you. You're not going to want to redirect that water onto a neighbors property, but if you can get it out of there that leaves less chance of it continuing toward your house I assume. Dig really deep and put in a lake? :p

Best of luck to ya, I'll be watching, very interested to see the suggestions on this one.

ok well, not sure if this helps but here's me pointing to the back.
I'm 6,1 and from looking in a line toward the back, it seems like the very back of the property is above my head, if I drew a line from my eyes to the high point.

If this were a case of water running down from the top, it might not be too bad to divert, because like I said there's already some work that went into making some sort of ditch/pipe diversion.
Or, I've heard of high water tables, and/or a ground composition that doesn't drain well.

oh, the puddling areas. just how deep are they ?
There aren't any pools or puddles, but a few large areas where the water is sitting so close to the surface, you just press down and it flows over your hand.

Either the sump is pumping out there. Or if you are on Septic, the field is water logged.

Sounds like you are on a high water table and there really is not much that you can do.

Most people end up filling in the basement with rock, since it becomes too much of a headache to deal with constant water coming in.

Was there even a home inspection done? Were you even aware of the foundation problems and flooding?

Greg may have it with the sump pump discharge. Do you know where it goes? Tend to think sump pump ends in a dry well where the soil is spongy and lifting the sod. Septic is all gravity and would probably back up into the basement before lifting the sod.

If this were a case of water running down from the top, it might not be too bad to divert, because like I said there's already some work that went into making some sort of ditch/pipe diversion.

Ayuh,.... My guess is there's a bit of a rise right 'round where the tramp is that stops the water from up higher, mid-lawn from drainin' over to the fence line, 'n finally to the corner of the fence,.....

The lots appear to have plenty of fall,....
Just need to tune a swale or 2 across the yard to the fence line,....

this^

what i have done, is to create a gutter in the lawn.
get a 6" ish round x 12"ish long log. get a few in case you bust up one.
and a sledge hammer. plan where to put the gutter = from puddle to area that drains. lay the log down, pound on it til its about 3" down. move the log over, continue. until you have a gutter going where you want it.

once the grass grows, you will never see its there.

I had to do a couple of swales with a lot that I had a double wide on. The water would go right underneath and end up washing out the front of it. I put one right behind with a block wall under the soil for holding the base of the swale and push the water to the right and left of it. The other was in front of the drive and just high enough to push the water off towards the left side of the drive, so that it would not go towards the skirting.

I moved a lot of dirt from a hill behind the lot, just to make the swale in front of the drive. A lot of work that was well worth it.
