I have a property I am getting ready to rent. The other day I noticed a drain line next to the front entrance sometimes drips. Not always and not for very long. I generally don't see the water mark underneath.

On the other side of the wall is the garage and the water heater. However, I haven't been running hot water.

I took this photo this morning and I think the drip could be the result of my watering plants in the back yard.

Anybody know where water might be coming for given the location of the drain line?

"happens sometimes" - so when this happens take the temperature of the pipe just above the wet area and compare that temperature to the dew point temperature given by the meteorologist in your area. Morning condensation is a possibility.
