Have had a couple of residential rentals for the last 15 yrs. Have done most of the work myself, e.g., plumbing, electrical, landscaping, painting, etc. Now, I've decided to get out of the residential side of the business and go into commercial. My last tenants proved it was now time to move on. In 2-1/2 yrs they caused more than $6K in damages :vs_mad:.
Started by selling off the 1st unit in August and have been working on the 2nd unit for about 6 weeks. Got about 2 more weeks of work left to finish things up and get it on the market.
So now I need to get a few questions answered from forum. Thx for listening.

Right now a lot of commercial tenants aren’t paying their rent and the government won’t let you kick them out.

Make sure you are able to increase the security payment to the maximum that the government allows.
This helps to keep the low lifes out. I am moving out of my apartment because of them and the landlord who appears not to know how to run an apartment complex.
