I am looking to spec buy a house in riverside ca a bungalow with potential however the roof is more than thrashed
Its a tear off but much of the sheeting looks like its sagging. and underneath the eaves that beadboard type of wood is also seperating and falling off. If the plywood is that bad what are the chances that you can resheet and not have the roof joists be bad as well.
the roof on the shed dormer on the back is also caving in but the sides with ship lap siding look to be erect
My guess has not sold because no bank would lend on this property with roof way it is and not too many people out there with cash
Any HONEST tearoff co out there someone could recommend for estimate
child attending UCR abd thought about rental instead of paying in the dorms

I'm not in your area, but when looking for roofers, check with your town building department about licensing. Many require licenses and bonding, which is a good thing. Get several estimates and references and call the references -- so many people don't call and that's what the "bad" contractors are counting on. If all checks out, I'd make a low ball offer and ask the seller to pay for the roof fix -- there's no way they will sell it otherwise. Good luck!

Usually, homes that have bead board soffit material on, also have plank board decking as the sheathing, instead of plywood.

Please go into the attic and confirm the type of decking and try to post some photos if you have any, of the extent of the rot already encountered from your inspection.
