I am going to buy a very cheap 223 square meters / 2400 square foot house . It is in the middle of nowhere, however it has electricity nearby, very good road and it's a 20 minute drive to the capital of my country, and there also a nice forest nearby.

Everywhere was built without any authorization, no project or anything by a lady, and she bought it from somebody else who does not have any documentation of the concrete used or anything like that, except the ceramic briks are capable of load bearing as they are 10 Newton per square meter and you need at least 6.5 to be considered load bearing material.

The price is just over 30000 dollars ( including the land )

Anyways here are some photos, is there something wrong with concrete pillars in the last 2 pics?

You should talk to your POCO to find out approximately how much it will cost to bring electricity to the property. I'd also check with the permit office/inspector to see how likely they are to approve what has been done so far.

Electricity is about 150-200 ( 500 feet ) meters away, so it will cost at most 1000 dollars or so.

Almost everybody in my coutnry ( romania ) builds houses illegally to avoid various taxes, then they go to the government to approve it once the house is done ( with a little bribe ). So that won't be a problem.

25 yrs ago I built a garage type warehouse down by the road for my painting business. A power pole was less than 40' away. Back then it cost me over $1000 for the POCO to hook up the power. That didn't include the meter box and other installations that I had to do to get it ready for them.


I'd double check to make sure your cost figure is correct!

Obviously I'm not familiar with your building practices, but if you consider the land value how much extra would it cost to get up to the point we see. Foundation and framing are not that expensive and if you built new it would look and function a whole lot better.

My instincts say that is way overpriced but I have nothing to base that on.

Are septic and well in place?
Any plumbing or electric roughed in?

I see a lot of work and expense to complete the house starting with that shell. even in Romania.

Only the house and a 2500meter/26900 foot land.

You are probably right that foundation and framing are not expensive, average anual income of a average qualified construction worker is 15.000 dollars here in romania.

So i think your instincts are correct.
