My Tampa home has two flat roof sections (BUR) that are in OK shape, redone in 2009, no leaks, and the rest of the house is regular shingles. One roof section is over a bedroom, while the other is over a patio. I got one quote for $4,000 to redo it in PVC/vinyl.

But what about just getting up there and rolling this coating on it? Seems it would prolong the life as long as I keep a good solid coat on it. Does it work?

I have no idea which product to choose - $250 is on the high end of the other products. I do have a bit of standing water when it rains.

A couple thoughts/question then I will punt to a BUR expert about coating.

If those BUR roofs were properly done in 2009 they are still babies. Lots of life left.

When you say "a bit of standing water when it rains" how much and for how long?

The industry standard for ponding water I believe is 48 hours. Essentially your roof has 48 hours to dry out after a rain.

I was a shingle guy for 28-29 years with very limited flat experience so I don't feel qualified to weigh in on any coating. But I do have a little over a square of SBS (granulated) on an unheated porch that I would coat if I knew the best options. So maybe when 1985GT or some other flat roofing expert finally shows up he can help us both.

What I tried about 10 years ago was just acrylic coating from homedepot. Over modified sbs roof, small slope, no ponding and 2 coats. It started to peel in about a year and half and became moldy under shaded area. Thank goodness that it was a trial over a small area. I think it even added to faster deterioration of the existing roof, along the joints.
First find out how long those coatings were on the market.
I don't think rolled on coating can compare to manufactured sheets. Rolled on is just not uniform and unless you apply 10 coats (?)- whatever you need to build up to the comparable and uniform thickness, it is just a paint. Each coat is also laminations that may separate and rolled material wouldn't be as durable and weather resistant as plastic or asphalt or rubber. If painted roof was as durable as the regular roof, it will change the world.:smile:

go to a roofing supply house. ive been using elastomeric roof paint for years here in Arizona with temps in summer well over 110 degrees. works great, last a long time, years and years, and cuts down on heating cost. but a roofing house would carry the better stuff, and what i buy doesnt cost anywhere near that price. think i pay about $120.00 for 5 gallons. i use elas-tek, number 109 or 114, always put 4 coats, letting it dry one day between. biggest problem people have is not putting enough coats. they say 5 gallons does three coats but if your doing more than 800 square then 8 five gallons will do four coats, and thats putting it on thick. ive seen it on roofs her after 15 years and it still looks good.
