Boiler relief valve leaking

Hi I have 1 rental property and relief valve is leaking occasionally have bucket underneath has about 1" of water in 3 months boiler is from 05 its a crown aruba gas I've replaced the fill valve, the prv, pressure /temp gauge considering I had 0 psi at beginning of heating season and replaced air valve above expansion tank all has been good besides the occasional dripping. I don't live there so it's hard to get over there all the time, I've had 2 heating guys there and they confirmed all was good my expansion tank is my last guess considering it's the original it sounds hollow when tapped and was reading like 8-9 psi tried to pump up to 12 but idk what to do know any ideas? if xpansion tank has bladder and it won't hold pressure or water comes out of schaerder valve, replace it.

Yea it has bladder I belive bottom was hollow no water came out, just psi should be like 12 I believe and was at 8-9

Ayuh,...... 12 is correct for most houses,......

It could be the pressure valve itself,.....
What is the bladder pressure?
What is the boiler pressure?
What is the bladder pressure?

It's a newer relief valve, the expansion tank was 8-9 got it up to 10 boiler pressure was at 12-14

Then again I'm not sure pressure is steady at 12-14 but goes up in 20s when boilers on I assume it shoots water out cause it hits 30psi

What’s boiler temperature?
I'm not there but I believe it was set at 175

So either your relief is leaking or your boiler pressure is spiking.
May have to sit and watch the boiler cycle.

OK I'll have to find time to do that. It's a new prv but I know bad ones are made even new, what would cause pressure to spike?

Faulty fill valve, or an issue with the expansion tank.

Brand new fill valve, no domestic coil I don't think that's to heat potable water right cause I have a hwt, jw if the expansion tank is culprit even with out being waterlogged but being 15 years old

I hear ya, if I still lived there I'd have this figured out, I'll have to set up a time to watch it cycle, thanks for all the help

Is the water heater a stand alone gas or electric tank or connected as a zone from the boiler?

The pressure in the expansion tank needs to be checked with no pressure on the water side of it.System pressure needs to be 0psi and tank would be 12psi
Its possible the bladder has hardened, and the tank needs replaced.
