1. My new house [foreclosure] is wired and most if it is done correctly but for some reason I have one gfci circuit that will not work if i try to reset the breaker it just trips again anything i could check easily or simple you guys can think of?

2. regular circuit blows every time you try to reset the breaker and also takes a separate breaker with it when it goes aka blows 2 breakers with one reset

im assuming these are both shorts is there an easy way to find the issues circuit tracer or some such device i do hvac for a living so im comfortable working on electrical just need some help

3. I have twin switches next to each other for some reason you can turn the same light on with both switches but one switch also controls several outlets whats wired wrong the one is a single switch the other is a 2-3 way any help would be great if you dont understand dont worry about it i will figure it out one way or the other

What do the first two feed? Check each box in those circuits. The reason it takes two breakers out is because it is a multi wire branch circuit, the short is between two hots so it is a 240v short.

Old is current wiring, new is a solution.

If two breakers blow, you either have a mutiwire circuit where the two hots are shorted, or you have a double fed circuit. I'm betting double fed. This happens when a cable runs from the panel to feed a circuit, and then someone mistakenly ran another cable to a different point in the same circuit from the panel.

To run this down, first look in the panel and see what's connected to each breaker. If it is a multiwire circuit, the two breakers will likely have a black and red wire from the same cable attached to the breakers.

If it is double fed, there will be two separate cables. Turn one breaker off, and the other on. If it is double fed, there will be voltage present on the breaker that is off. You will have to start taking receptacles and switches out until you find where the second feed comes in, then disconnect it.

The rest of your problems are also to be found inside of device boxes. Just got to get in there and start looking around.

1. Bad GFCI. If you disconnnect the load terminals and it still trips, I can't think of how it can't be a bad GFCI.

2. Resistive or reactive leakage current downstream of the GCFI. Check with a milliammeter in series with a 1/16A or smaller fuse in series with the cable ground lead. Treat the lead as if it were energized. 4mA fails, 0.1mA is suspect.
There may be a leaky appliance plugged in to this cable.
