I ripped out the carpet in my old home (with the intention of refinishing) to reveal old wood floors which have been shellacked. No biggie, but the problem is the prior owners face nailed every #*&! board to every joist using common nails! They are also very splattered with white paint. After consulting some pro's the floors cannot be saved. SO, my plan is to paint them white. Sacreligious, I know, but I cannot afford to rip them out and put new ones down. My question is, what is the best primer to put over the wood that will also stick to the nail heads... I was looking at Zinsser, but I don't know which one to choose. Also, any advise on a durable brand of floor paint? I would prefer to stick with water based paints. Sorry for the long post, thanks!

As yopu probably understand, it will be a maintenence floor , particulary in the wear areas.
But I would try Zinnser 123 ( scuff sand the floors the best you can, clean well.) then I like BM latex Floor and Patio . It has an eggshell like sheen so isn't too slippery, and will touch up nicely as needed. It is Epoxy reinforced.

Ive used BIN for trim etc.. and liked it alot; that is what I was originally leaning towards but I didn't know if it would stick to the paint splatters. How is 123 different? Also, does the 123 cover odors well? The wood is musty,I think I detect urine... Thanks, again.

Bin would be the best, but you said you wanted waterborne paints. Bin is shellac based, thinned with denatured alcohol. Will stick to a shellacked floor like glue. Will hold back odors. Will be stinky and quick drying.

I guess what I meant was "I don't want oil based" :blush: Thanks for your help, I really wanted a second opinion. Those were my thoughts, too. I will stick with the BIN and BM porch paint!

Don't understand why the floors can't be re-finished, as when you re-finish wood floors you sand and strip them down to new wood. There really is no primer for walking surfaces, as quality floor paints and enamels don't usually recommended using a primer. I would sand the floors down if you want to paint them to remove the majority of the varnish and open the woods pores. I would apply Sherwin Williams Treadplex floor enamel.

What if I used oil based?

I am now getting cold feet regarding using latex paint, I think that oil based would be more durable and a nicer finish. I went to SW and the guy recommended the industrial enamel (at 40% off). Do you think this is overkill? Also, I may be overthinking things here but the floors are old and wood expands and contracts- do I need to consider which paint is more 'flexible'?

That's the best news I've heard yet. I don't like the idea of using a traditional latex porch/floor enamel inside. I have it, and it sucks. My office area is a one time porch, now enclosed, that still has the original floor. It doesn't wear well. With latex, you have the issue of nail heads flash rusting. I'm not sure what kind of barrier shellac is between rusted nail heads and latex enamel, as it does have a water component. Zinsser Cover Stain does not handle flash rust either. Will cover stain bond to shellac? I like Tom's suggestion of SW Tread-Plex, that looks pretty heavy duty. Might even get some for my floor.
